What makes a scheme successful and why the UK rental market is ready for it.

The UK rental market is at a tipping point. For years, the default option for young professionals has been the classic house share – a disjointed sector often characterised by damp walls, deposit disputes, inconsistent quality.

But as regulatory pressures are pushing private landlords out of the market at record pace and a significant supply void has emerged.

To test whether the Co-living sector is ready to fill that void, I moved into Union, Vita Group’s flagship Manchester scheme, for a 24-hour residency.

Is Co-living just rebranded student housing or is it genuinely the future of city living?

My stay confirmed that modern Co-living isn’t a trend or a novelty; it’s a structural evolution of the rental market, with successful schemes built on three pillars traditional PRS simply cannot compete with.
